PRICE
We will establish the Market Value of your home by comparing it with similar properties which have been sold within our market during the past two years. Also taken into consideration when establishing your listing price will be a comprehensive review of competitive homes currently on the market. Using a competitive marketing evaluation takes the guesswork out of pricing and establishes a listing price that is realistic.
HELPFUL HINTS
We will make constructive recommendations for reasonable changes and repairs which could improve the marketability of your home.
OFFICE PREVIEW
Your home will be previewed by all Duffy Real Estate, Inc. sales agents so they will have first-hand knowledge of the features and advantages of your home and can accurately and enthusiastically describe it to prospective buyers and cooperating sales agents.
MULTIPLE LIST
Information concerning your property will be entered into the TREND Multiple Listing Service via our computer within 24 hours of your signing the listing agreement.
SIGN
With your permission a Duffy Real Estate, Inc. "For Sale" sign will be placed on your property. "For Sale" signs have proven to be a very effective means of advertising.
INTERNET
A photo highlight of your home will be marketed on the worldwide web on numerous websites including:

With your permission, we will employ Geocentric Productions, Inc. to videograph your home and display it on the above websites, allowing prospective buyers to take a 360 degree virtual home tour at their convenience.
HIGHLIGHT SHEET
An attractive full color photo highlight of your home will be prepared to be used for prospective buyers and marketing purposes.
MAILING
With your permission, our "Just Listed" postcards will be mailed to your neighbors. They often have acquaintances interested in relocating nearby.
BROKERS' OPEN HOUSE
To familiarize REALTORS® in your area with the features of your home we will conduct a Broker's Open House on a selected Tuesday as part of the weekly TREND Multiple Listing Service Open House tour. This open house will be promoted through the TREND MLS Open House hotline. We will have one of our sales agents stationed at your home for informational and security purposes.
SUNDAY OPEN HOUSE
At your request, we will conduct Sunday Open Houses advertised to the public to attract prospective buyers. These open houses will be advertised in the Sunday Philadelphia Inquirer in addition to the appropriate local newspapers.
ADVERTISING AND PROMOTION
Our advertising and marketing plans are produced in-house which allows us total control and flexibility. Our advertising is well written and highly descriptive, is featured in a wide variety of publications, and produces quality images, positive responses, and results.
- We will advertise your home for sale the first week your home is listed.
- Your property will be advertised every week in at least one area publication until it is sold.
- Special marketing programs are individually designed for homes in every price range.
- Publications, as diverse as The West Chester Daily Local News, The Legal Intelligencer and The Horse of the Delaware Valley may be used when appropriate.
- We have an excellent rapport with the local media and have had our listings promoted in feature articles in the Sunday Philadelphia Inquirer, County Lines Magazine, The Main Line Times, Main Line Life, The Suburban & Wayne Times and Main Line Today.
SHOWINGS
Your property will be shown by appointment, and with reasonable notice. Duffy Real Estate, Inc. sales agents will be available at any time to show your property and to meet cooperating sales agents at your home if necessary.
FEEDBACK
We will keep you informed on a regular basis about the activity your home receives and update you on current market conditions.
SETTLEMENT
Duffy Real Estate, Inc. in its capacity as your agent after your acceptance of an Agreement of Sale, will continue to act in your behalf in all matters pertaining to the sales transaction. An authorized Duffy Real Estate, Inc. representative will be present with you at the time of settlement to ensure that all procedures are handled properly and professionally.
